The Villages is a master planned community consisting of 100+ neighborhoods or “Villages”. The size of The Villages is difficult for most newcomers to envision, especially considering much of transportation is done by golf cart. Even with a tuned up cart (20mph+), it will you take 1 hour 30 minutes to drive from the most northern to southern golf course.

Location is Everything is in The Villages. Deciding which area of The Villages best suits your needs (or is the best value) is one of the most important decisions you will make. If you fall in love with a floorplan, many can be found throughout The Villages though sometimes by a different name.

There are Tax Advantages to certain areas of The Villages which in combination with bond (CDD) payments, can make as much as a $6000 or more Yearly Difference in tax liability on a $500,000 home.

Before purchasing a home ask yourself these questions:

1. Which areas have the best amenities?
2. Where are the golf courses you want to play regularly?
3. Which town squares do you like best?
4. How far is everyday needs such as shopping, dining, and medical?
5. Which area makes the most sense financially?
